Redding California

I thought I'd post it here first before I offered it up on the other webmaster forums, as someone who is local is far bettered suited to fill it with more info than someone in, say, Florida.  I'm trying to buy a house and while I love the passive income that this site generates, I'd like to have a larger down payment. I'm not keen on taking one one of those down payment loans.

Annual Earnings: $3500.00 (rounded down to a whole number)
Source of Revenue: Adsense, Hotel Affiliate Programs, a couple of purchased listings. (proof of income delivered upon request)
Cost to host/run/maintain: maybe 1 hour per month to remain static, $5.00 per month on a budget hosting plan, a mere fraction if you already have a multi domain reseller account.

Traffic: Fluctuate between 2000-4000 uniques per month via MSN,Yahoo,Google
Traffic Type: Real Estate/travel/hotel/legal. Currently fluctuating in the top results of MSN and Yahoo for "redding real estate" "redding california", "redding ca", "redding ca real estate" and the like.

Asking price: $6500.00
While my asking price is higher than the usual formula (1) Year Revenue + 20%, it's not worth it to get rid of long term passive streams of income for anything less. Any local webmaster who has a well known Redding related site could make substantially more from it than this as a result of linking it up to his network. Filling it with unique local content could easily triple the asking price in revenue within the year.
