Right time to sell

With prices at an all time high, this is a right time to sell your old house or flat and go for a brand new custom-built Kochi apartment  or flat that would free you from all the maintenance hassle and reinvent your social address.
How long it takes to sell your home in the current market comes down to two factors. The first is location and the second is the asking price. There is significant "regional variation" in the Kerala property markets.
In cities like Cochin and Thiruvanathapuram, house prices have risen by more than 30 per cent while at the same time, some cities such as Kollam etc the price hike has not been so significant and in the rural areas the price rise is negligible.
The level of "vendor discounting" - the difference between how much a home is listed at and what it sells for - clearly shows a market in which buyers rule. In major cities like Cochin, the difference is very low, however in other places it is slightly higher displaying a clear trend.
It is said that the worth of a home is always up to the purchaser. A home that is overpriced at the outset often ends up selling for less than it is worth. Residential spaces are at a high premium in Cochin and can be sold as fast as it comes to the market. However, the key to selling with a minimum of fuss and bother is getting the price right. There are a lot of buyers out there and every property will sell if it's priced right. A property has a negative feel about it if it has been on the market for a long period. Buyers will start to think there is something wrong with it.
